Communication 2d9 <br />Bill 110 <br />Page 2 <br />~fhe property is not situated within the SMA as it lies over 1.5 miles from the nearest coastline and <br />outside of the tsunami inundation area. <br />l~he I lilo Community Development Plan adopted in 1975 designates the subject property for <br />residential uses, however. this plan has not been updated since, so it is not consistent with the <br />current General Plan. <br />Lands immediately to the west, north and east are zoned Single Famih Kesidcntial (KS-10) and <br />lands to the south arc zoned Limited Industrial (ML-2U). There are existing dwellings on adjacent <br />parcels to the west, north and east of Laukapu Street. <br />I~hc Land Study Bureau classifies the area for urban development. <br />~fhe suhject property is located in7.one "X", an area determined to he outside the 500-}'ear hood <br />plain. <br />Because the subject property has been previously cleared and developed, there are no known rare <br />or endangered plants or animals, nor arc there any historical, cultural or archaeological features on <br />the site. <br />I~he Department of Public Works recommends that access to the subject parcel be from Laukapu <br />Street because Kawili Street is an aitcrial and because of the development's proximity to Maka'ala <br />Street. <br />Water can be made available to the property from an existing K-inch waterline along Kawili Street <br />or Laukapu Street. <br />The applicant has indicated that they will connect to the existing County sewer lateral within <br />Kawili Street or Laukapu Street. <br />All other utilities and services are available to the site. <br />Your Chair circulated a communication with the follov`ing amendments: <br />Condition D. Delete the existing language and replace it with the proposed <br />language. <br />"Vehicular access to the subject property from Kawili Street shall be limited <br />to ingress only and shall be located at the eastern corner of said property, meeting <br />with the approval of the Department of Public Works.' <br />2.
