I,LC_ is <br />located on the makai side of Mamalahoa I Iighway, approximately 1511 icet northwest ol~ the <br />Mamalahoa Highway-Kaloko Drive intersection. 'fhe applicant is the managing member of the <br />group. 'I~hc properties arc vacant and have been previously grubbed to grow coifcc and raise <br />livestock. <br />I he applicant is seeking to subdivide the properties into four lots ranging in size tram 1.5 to <br />2.1 acres on which to construct single ~~miily dwellings. <br />~I~hc L(IPAG Map designation is t irban I~:xpansion. which allows a mix of high density. medium <br />densih•. low density, industrial and/or open designations in areas where new settlements mac he <br />desirablc_ but where the specitic settlement pattern and mix of uses hate not yet been determined. <br />I~hc Kona Community Development plan designates the area tier residential uses. <br />I~hc property is not situated within the Special Management Area. <br />I~he surrounding property to the north is zoned A-3a and is vacant. ~I he property to the south is <br />coned A-3a and is in residential use. ~I~o the west arc properties zoned A-3a with non-conforming <br />lots approximately 7.000 - 10,000 square feel in size. Properties to the east arc zoned A-I a and <br />KS-15 and arc in mixed residential and rural uses. <br />I~he subject property is located in %one °k", an area determined to be outside the 500-~ car Mood <br />plain. <br />
