PROJECT SUMMARY <br />The Applicant, Regency Pacific, Inc. is proposing to develop and operate a 129 bed <br />assisted living facility on 5.213 acres of land in Kailua-Kona, specifically at Hienaloli 2a4 <br />just mauka of the intersection of Hualalai Road and Kuakini Highway, the parcel is <br />identified as TNM: (3) 7-5-10:15. <br />The parcel presently has two State Land Use designations (Agricultural and Urban) and <br />two County of Hawaii zoning designations (RD -3.75 and A -5a). This necessitates that the <br />applicant request a State Land Use Boundary Amendment for the 1.19 acres of land in the <br />agricultural district to the urban district. In addition the applicant is requesting a change <br />of zone for the entire 5.213 acres to the RM -1 zone to allow the density required for the <br />proposed facility. <br />The present and proposed zoning identify the operation of an Assisted Living Facility as a <br />permitted use, provided that a Use Permit is obtained. <br />At the instruction of the Planning Director and Planning Department staff these three <br />applications are being filed simultaneously and packaged as one submittal. <br />
