Kuwaye <br /> Request: RD-3.75 to CG-10 <br /> Tax Man Key: 2-2-21:18 <br /> <br /> The Planning Commission, after a duly held public hearing on May 15, 1998, voted to <br /> recommend for your approval the proposed legislative bill to change the district classification <br /> for approximately 12,520 square feet of land from Double Family Residential (RD-3.5) to <br /> General Commercial (CG-10). The property is located at the southeast comer of the Mohouli <br /> and Lei Streets intersection, across the Chiefess Kapiolani School and Park, Waiakea, South <br /> Hilo, Hawaii. <br /> <br /> The Commission concurs with the following Planning Director's reasons for recommending <br /> favorable consideration of the change of zone: <br /> <br /> The applicant is requesting a change of zone from RD-3.75 to CG-10 to <br /> construct a small office building with State Farm Insurance as the primary tenant, and <br /> additional space for possibly two other small tenants. <br /> <br /> In order to consider an area for any type of zoning designation, the applicable <br /> <br /> goals, policies and standards of the General Plan must be adequately addressed. It is <br /> only through such a comprehensive policy analysis approach that evaluations and <br /> decisions can be made to better time and stage developments to achieve growth <br /> determined by the General Plan and related planning documents.
