The property is located on the southwest <br /> corner of the Kilauea Avenue- Lanikaula Street intersection, Waiakea, South Hilo, Hawaii. <br /> <br /> The Commission concurs with the following Planning Director's reasons for recommending <br /> favorable consideration of the change of zone: <br /> <br /> The applicant requests a change of zone from RS-10 to CG-10 to relocate an <br /> insurance office to the site. The applicant prefers to own rather than rent an office, and <br /> be more readily accessible and convenient for her clients residing in the immediate <br /> surrounding areas. The applicant proposes to convert an existing structure into an office <br /> at a cost of approximately $50,000. Initially, there will be two employees. <br /> <br /> The property is a fully developed parcel located on the southwest corner of <br /> Lanikaula Street and Kilauea Avenue. There is an approximately 50-year old, 2,276- <br /> square foot single-family dwelling and a cottage on the site. The dwelling will be <br /> retained for residential use while the cottage will be converted for office uses.
