Single -Family Residential <br />* To provide single-family residential areas conveniently located to public and <br />private services, shopping, and other community activities and convenient <br />access to employment centers. <br />The County shall designate and allocate single-family residential zoned lands at <br />varying densities for future use in accordance with the needs of the communities <br />and the stated goals, policies, and standards. <br />Recreation <br />* Provide a wide variety of recreational opportunities for the residents and visitors <br />of the County. <br />* Provide a variety of environments for active and passive pursuits. <br />* Facilities for compatible multiple uses shall be provided. <br />* The County shall coordinate recreational programs and facilities with <br />governmental and private agencies and organizations. Innovative ideas for <br />improving recreational facilities and opportunities shall be considered. <br />The County General Plan LUPAG Map designates the subject area as Low Density <br />Urban Development. Low Density Urban Development allows for single family <br />residential in character, ancillary community and public uses and convenience type <br />commercial uses. As such, the proposed change of zone request would be consistent <br />with the County General Plan designation for this area. <br />The Hilo Community Development Plan was adopted as Resolution No. 1 on May 21, <br />1975 by the Planning Commission. The plan intended to serve as the official <br />development guide for the short range growth and development of the Hilo community, <br />based on the policies established in the County General Plan. <br />The Land Use Concept Map of the Hilo Community Development Plan identifies the <br />subject area for Single Family Residential (RS -15) zoning. <br />The subject area is presently zoned as Single Family Residential (RS -15).
