The property is <br /> located on the west side of Kanoelehua Avenue approximately 200 feet north of its intersection <br /> <br /> with Lanikaula Street and adjacent to Osaka's Restaurant, Waiakea House Lots, Waiakea, South <br /> Hilo, Hawaii, TMK: 2-2-37:29. <br /> <br /> GENERAL INFORMATION <br /> 1. Land Ownership: The landowner of the subject property is George Norio Murata and <br /> <br /> Masuko Murata. By letter of authorization, the Muratas have granted permission to <br /> Seawind Holding Inc. to apply for the subject application. <br /> <br /> APPLICANT'S REQUEST <br /> 2. Request: The applicant is requesting the Industrial-Commercial Mixed (MCX-20) <br /> <br /> designation to allow mixed industrial-commercial uses on his property. The Industrial- <br /> Commercial Mixed district (MCX) is a new zoning district, and according to Section 25- <br /> <br /> 5-130 of the Hawaii County Zoning Code, would allow the mixing of industrial and <br /> <br /> commercial uses. The intent is to provide for areas of diversified businesses and <br /> employment opportunities by permitting a broad range of uses, without exposing non- <br /> <br /> industrial uses to unsafe and unhealthy environments. The existing approximately <br /> 1,000-square foot two-story dwelling, garage, and outbuilding on the property will be <br /> <br /> removed, and an approximately 7,968-square-foot building will be constructed in its <br /> place. The applicant proposes to improve the landscaping, and lease the building for a <br /> <br /> convenience store, restaurant, and/or retail outlets. <br /> 3.
