<br /> <br /> <br /> <br /> <br /> <br /> REZONING REQUEST <br /> SEAWIND HOLDING, INC. <br /> TAX MAP KEY: 3/2-2-37:29 <br /> <br /> <br /> <br /> <br /> L INTRODUCTION <br /> The applicant, Seawind Holding, Inc., is requesting to rezone subject property from Single Family <br /> Residence (RS-10) to Industrial-Commercial Mixed District (MCX-20) to allow the requested <br /> commercial use similar to other commercial business in the near vicinity. <br /> <br /> <br /> U. PROJECT LOCATION <br /> The subject parcel is located along the west side of Kanoelehua Avenue, approximately two <br /> hundred (200) feet south of the intersection of Leilani Street and Kanoelehua Avenue. (Figure 1) <br /> <br /> There is a restaurant, Osaka's, and Music Exchange, adjacent to the south of subject property and <br /> a residence to the north side of subject property. Less than two hundred (200) feet to the north of <br /> subject property is Magoo's Auto Parts, Hawaii Printing and Stationer's. Less than two hundred <br /> (200) feet to the south of subject property is Osaka's Restaurant and Leung's Restaurant. <br /> The site consists of twenty one thousand fifty (21,050) square feet. <br /> <br /> <br /> III. PROJECT DESCRIPTION <br /> A. Project Concept and Components <br /> <br /> An existing one thousand (1000) square foot two-story dwelling with garage and out- <br /> building situated on the site would be removed. A building consisting of 7,968 square feet <br /> would be constructed along with 20 paved parking stalls once project is completed. <br /> Applicant proposes to lease building to provide for a convenience store, restaurant, and/or <br /> retail outlets. Landscaping would be improved. <br /> <br /> B. Project Timetable and Cost <br /> The applicant would like to complete the project within a two and one half year span. The <br /> estimated permit processing and construction time needed to remove existing structures and <br /> build new building would be approximately two and one half years. <br /> <br /> The estimated cost of the building is anticipated to be approximately $200,000.00, inclusive <br /> of the parking improvements. <br /> <br /> IV.
