This soil consists of <br /> well-drained, very fine loams which formed in volcanic ash. These soils are nearly level to moderately <br /> sloping. 'the surface layer is dark brown to dark reddish-brown very fine sandy and silt loam. <br /> Permeability is moderately rapid, runoff is slow and the erosion hazard is slight. <br /> Botanical Surveys indicate there are no rare, threatened or endangered plant or animal life in the area. <br /> According to the applicant's report, there are no known historic, archeological or cultural features on the <br /> site. The National or Hawaii Register does not have any record of any sites on the property. Previously, <br /> the property was used extensively for cattle and horse pastures. <br /> Access is off Mamalahoa Highway, a County of Hawaii roadway with a 60-foot wide right-of--way and a <br /> 20-foot wide paved roadway surface. The Department of Public Works indicated that a new access point <br /> to the east be established. <br /> The subject property is located within Zone "X", which is outside the 500-year flood plain. <br /> All essential utilities and services are or will be made available to the subject property. Water is <br /> provided by an existing 12-inch waterline that fronts the subject property.
