GREENWELL ETHNOBOTANICAL GARDEN <br />CHANGE OF ZONE ORDINANCE N0.465 (REZ 335) <br />DELETION OF CONDITION A AND AMENDMENT TO CONDITION B <br />AMY B. H. GREENWELL ETHNOBOTANICAL GARDEN has submitted a request <br />to delete Condition A (submittal of subdivision) and to amend Condition B (construction <br />timetable) of Change of Zone Ordinance No. 465, which rezoned 1.1774 acres of land from an <br />Agricultural 1-acre (A-1 a) to a Neighborhood Commercia17,500 square feet (CN-7.5) district. <br />The property is located along the southeast side of Mamalahoa Highway, adjacent to and <br />northwest of the Kealakekua Park/Yano Hall complex and diagonally across from Manago <br />Hotel, Kealakekua, South Kona, Hawaii, TMK: 8-2-13: portion of 2. <br />APPLICANT'S REQUEST <br />1. Request: The applicant is in the process of developing a visitor education center and <br />parking lot at the Amy Greenwell Ethnobotanical Garden. The applicant has submitted a <br />request to delete Condition A of Change of Zone Ordinance No. 465, which states: <br />"The petitioner or his authorized representative shall submit a subdivision plan and <br />secure tentative approval within one (1) year from the effective date of approval of the <br />change of zone." <br />The applicant originally intended to subdivide the property into three (3) lots. One of the <br />lots was intended to be sold for a fast food operation and the other two lots were intended <br />to be for roadside shops and a 2 or 3-story office-professional complex. The applicant <br />no longer wants to subdivide the parcel, as required in Condition A. The applicant <br />intends to construct a visitor education center and parking lot that will enhance the <br />existing Amy Greenwell Ethnobotanical Garden, which operates on the two (2) properties <br />to the northwest. <br />Additionally, the applicant is requesting a 3-year time extension to comply with <br />Condition B of Change of Zone Ordinance No. 465 (REZ 335), which states: <br />-1- <br />
