Yamashiro per Communication No. 753, dated Mazch 4, 1998, regazding the change of zone <br /> request by Kenneth C. Kjer at Waiaha 1st, North Kona, Hawaii, TMK: 7-5-17:20, reports as <br /> follows: <br /> Bill No. 208 amends Section 25-8-3 (North Kona Zone Map), Article 8, Chapter 25 (Zoning <br /> Code) by changing the district classification for approximately 12,432 square feet of land from <br /> an Agricultural to a Village Commercial zoned district. <br /> The subject property was previously owned by Harry H. Hasegawa and Daisy T. Hasegawa, <br /> husband and wife, who sold the pazcel to Kenneth C. Kjer (Tenant in Severalty with an <br /> undivided 50% interest) and Frederick L. Barret, Jr. and Margarita V. Barrett, husband and wife, <br /> (Tenants by the Entirety with an undivided 50% interest) by a warranty deed which was recorded <br /> at the Bureau of Conveyances on July 25, 1997. <br /> Mr. and Mrs. Hasegawa had originally submitted the change of zone application (REZ 94-16), <br /> which the new owners aze continuing to process, hence the background information attached to <br /> the rezoning application forms is in the Hasegawa name. <br /> The subject property, owned in fee by the applicants, was leased to the County Board of Water <br /> Supply from 1928 to 1988 as a water tank site. On October 14, 1994, a Mutual Rescission and <br /> Release Agreement between the applicants and the Boazd of Water Supply was recorded at the <br /> Bureau of Conveyances. <br /> The applicants aze seeking this State Land Use boundary amendment and change of zone to <br /> develop athree-level structure on the subject parcel. The building, consisting of approximately <br /> 3,100 squaze feet on each floor, will have a median height of 30 feet. The applicants will use one <br /> <br /> of the proposed offices for their real estate business, and the other offices will be sold as <br /> condominium units to various commercial ventures. Other proposed improvements include 24 <br /> <br /> paved pazking spaces (15 pazking spaces will be located beneath the structure on ground level, <br /> and the other 9 stalls will be located along the Hualalai Road frontage of the property) for use by <br /> <br /> the owners and their clients, paved loading azeas, and a paved driveway access to Hualalai Road. <br /> The State Department of Transportation will not permit access to the property from the Queen <br /> <br /> Kaahumanu Highway.
