Yamashiro per Communication No. 282, dated April 21, 1947, regarding the change of zone <br /> request by Gerald Kodama at Waial<ea, South Hilo, Hawaii, 'I'MK 2-2-35:47, reports as <br /> follows: <br /> Bill No. 82 amends Section 25-8-33 (City of Hilo Zone Map), Article 8, Chapter 25 (Zoning <br /> Code) by changing the district classification for approximately 21,050 square feet of land from <br /> Single Family Residential (RS-10} to Limited Industrial (ML :?0) zoned district. <br /> The subject property is located along the west side of Kanoelehua Avenue approximately 100 <br /> feet north of its intersection with Flualani Street at Waiakea House Lots where the applicant <br /> intends to establish his business on the subject property. <br /> The applicant is the owner of Harper Car & Truck Rentals of Hawaii which is presently located <br /> on Kamehameha Avenue on a month-to-month lease. The proposed plan indicates an L-shaped <br /> two-story building approximately 3.800 square feet in size wide a drive thru approximately 2,030 <br /> square feet and a total of 34 parking spaces. <br /> <br /> The subject property, rectangular in shape, has an existing single family dwelling which will be <br /> replaced. <br /> Primary access for the proposed development of the subject property is from Kanoelehua <br /> Avenue, a State Highway, under the j urisdiction of the State Department of Transportation. <br /> Water is available to the subject property through a 12-inch waterline along Kanoelehua Avenue <br /> and the applicant will conned to exlsting sewer lines available from a collector line along <br /> Hualani Street. <br /> Surrounding uses near the sub'~cct property are single family residences, multiple family <br /> residences, retail stores, bank institutions, offices and restaurant establishments, warehouses, <br /> service stations, and parcels coned M1-20. <br /> Because the subject property has been developed, no endangered or threatened species of floral <br /> or fauna nor any archaeological sites arc anticipated to be found on the subject property. <br /> 1'C KEPORT NO.: 50 <br /> <br />
