Yamashiro per Communication Nn. ~-I3, dated April 7, 1997, regazding the State Land Use <br /> Boundary Amendment by Harry 1~ aster Irrevocable Trust at Kalaoa 4th, North Kona, Hawaii, <br /> TMK: 7-3-5:99, 100 and 101 reports as Ibllows: <br /> Bill No. 72 amends the State Land l i,e Boundaries Map, H-7 for the County of Hawaii, by <br /> changing the district classiticatiuu frn approximately 5.919 acres of land from the Agricultural to <br /> the Urban District. <br /> The subject property is located on the ni~d:ai side of Mamalahoa Highway and north of Kona <br /> Palisades subdivision, approximatcl~ 439 feet north of Ka'iminani Drive and borders Ke'oke'o <br /> and Oneone Streets, where the applicant proposes to develop a eighteen (18)-lot residential <br /> subdivision with minimum 10.000 sgnurc foot lots. <br /> <br /> Concurrently, the applicant is also i cyuc,ting a change of zone for the subject property from an <br /> <br /> A-Sa designation to a RS-I U dcsipnution. <br /> The subject property, a rectangular ,h:~prd lot, does not have any structures nor any agricultural <br /> <br /> activities. The property was --~ruhhcJ h~ the owners. <br /> <br /> Access to the subject propcrh would he by the privately-owned Oneone Street which connects to <br /> <br /> Ka'iminani Drive, having a SU-trot right-of-way width and a 20-24 foot wide pavement. The <br /> Oneone Street access would scn c I~nirtecn lots proposed within the subject property. The <br /> <br /> privately-owned Ke'oke'o Sn'eel t~cces.5. having a 50-foot wide right-of--way with a 20-foot wide <br /> <br /> pavement would serve the rcmainin~°°_ tour lots. <br /> Soils within the subject proprrl~ h.n ~ hren classified as "E" or Very Poor for agricultural <br /> productivity by the Land Suid~, Bw .au'~ I)ctail Land Classification System and the soils within <br /> <br /> the subject property are unclu,sil ic~l b~ the agricultural Lands of Importance to the State of <br /> Hawaii (ALISH) system. <br /> Water is provided to the su~jrct prod ~cn} by an existing 6-inch county water line from the end of <br /> Ke'oke'o Street. Water availability i~ limited to a total of seven units.
