PC- ~ 9 Page 2 February 6, 1997 <br /> Mauka-makai public accesses, as well as lateral access to and along the shoreline aze already <br /> provided within the Waikoloa Beach Resort area. Although there aze no major trails traversing <br /> the subject property, specific treatment for trails and other features designated for preservation <br /> would be determined as part of the archaeological approval process. <br /> The subject property is bordered by the Waikoloa Beach Resort to the north and lands to the east <br /> are zoned Open, RM, CV-10 and Resort-Hotel (V-1.25). Lands to the south are zoned Open. <br /> The subject property has no severe geological or topographical problems which cannot be <br /> properly rectified or which would render the land unusable. <br /> Your Committee concurs with the following reasons by the Planning Commission and the <br /> Planning Director for recommending a favorable consideration for the change of zone request: <br /> 1. The zone request conforms to the goals, policies and standards of the General <br /> Plan. <br /> 2. The zone request conforms to the General Plan's Land Use Pattern Allocation <br /> Guide (LUPAG) Map which designates the area "Resort." <br /> 3.
