Any development on these lots would require all <br /> wastewater to be disposed into a septic tank system. <br /> The subject property has no severe geological or topographical problems which cannot be <br /> properly rectified or which would render the land unusable. <br /> The Planning Commission concurs with the following Planning Director's reasons for <br /> recommending a favorable consideration for the change of zone request: <br /> ] . The zone request is conforms to the goals, policies and standazds of the Genera] <br /> Plan. <br /> 2. The zone request conforms to the General Plan's Land Use Pattern Allocation <br /> Guide (LUPAG) Map which designates the area as Orchards. <br /> 3. The zone request is consistent with the Kona Regional Plan and its Zone Guide <br /> Map which suggest the area for low density residential uses. <br /> 4.
