Yamashiro per Communication No. 63, dated December 27, 1996, regazding the State Land <br /> Use Boundary Amendment by Peter Dungate at Kaloko, North Kona, Hawaii, TMK: 7-3-8:32, <br /> reports as follows: <br /> Bill No. 18 amends the State Land Ilse Boundaries Map, H-7 for the County of Hawaii, by <br /> changing the district classification for approximately 4.910± acres of land from the Agricultural <br /> to the Rural District. <br /> The subject property, situated in proximity to residential subdivisions such as Kona Palisades, is <br /> located along the south side of Kaloko Drive, approximately 200 feet mauka of the Hawaii Belt <br /> Road where the applicant intends to subdivide the property into four lots. The proposed <br /> subdivision plan reflects three I -acre lots with the balance of 1.910 acres making up remaining <br /> lots. <br /> Concurrently, the applicant is also requesting a change of zone for the subject property from an <br /> <br /> A-la designation to a RA-la designation. <br /> <br /> The applicant has stated that they will be able to do backyard floriculture or citrus products type <br /> <br /> of agricultural activities on the one or two lots he plans to retain and the balance of the lots to be <br /> sold at market price. <br /> Access to the subject property would be via the Old Kona Belt Road which has aright-of--way of <br /> approximately 30 feet and pavement ranging between 12-14 feet with 2-3 foot wide shoulders on <br /> both sides of the road. <br /> Soils within the subject property have been classit3ed as "D" or Poor for agricultural productivity <br /> by the Land Study Bureau's Detail Land Classification System and the Agricultural Lands of <br /> Importance to the State of Hawaii (ALISH) system classifies the soils within the subject property <br /> as "Other Important Agricultural Lands." An archaeological study was not conducted on the <br /> subject property. <br /> Water is provided to the subject property by a 6-inch county water line which fronts the subject <br /> property. <br /> PC REPORT NO.: 19 <br /> <br />
