The property is located on the <br />southeast corner of Manono and Hualani Streets, Waiakea, South Hilo, Hawaii. <br />The Commission concurs with the following Planning Director's reasons for recommending <br />favorable consideration of the change of zone: <br />The applicant requests a change of zone from Single Family Residential - 10,000 <br />square feet (RS-10) to Neighborhood Commercial - 10,000 square feet (CN-10) to <br />relocate the S. Tokunaga Store to the property. The applicants own and operate the S. <br />Tokunaga (fishing supply) Store currently located near the corner of Hoku Street and <br />Kilauea Avenue. Because the current site has some parking and building limitations, and <br />to provide better customer service, the applicants purchased the property to relocate the <br />business to the new site. The proposed 7,176-square foot structure would consist of two <br />stories with an approximate height of 35 feet. The ground level, consisting of 5,128 <br />square feet, would function as the sales area, and the second floor mezzanine consisting <br />of approximately 2,048 square feet, will be used for an office, rest area and additional <br />storage space.
