The property is located between Hina Lani Street and <br /> Olowalu Street, bounded on the east by Kamanu Street, Kaloko Light Industrial Subdivision, <br /> North Kona, Hawaii. <br /> <br /> The Commission concurs with the following Planning Director's reasons for recommending <br /> favorable consideration of the change of zone: <br /> <br /> The applicant is requesting a change of zone from Limited Industrial - 1 acre <br /> (ML-la) to Industrial-Commercial Mixed - 1 acre (MCX-la) for approximately 1.37 <br /> acres (59,669 square feet) to allow a variety of industrial and commercial uses within a <br /> two-story, approximately 37,000 square-foot building. The building "shell" will be <br /> constructed by the applicant in three phases, and interior improvements to the building <br /> will be made by each tenant. Construction of Phase I has been completed and consists of <br /> approximately 7,983 square feet of space that is currently being leased for industrial and <br /> warehouse uses. Upon completion of Phases II and II the "shell" building will <br /> accommodate approximately 29,322 square feet of space that will be leased for <br /> commercial and industrial uses.
