INTRODUCTION <br /> <br /> The applicant, Trevor Rodrigues, wishes to rezone the subject site <br /> consisting of 1.0514 acres or 45,800 square feet from Single-Family <br /> Residential (RS-10) to Industrial- Commercial Mixed (MCX-20 in the City <br /> of Hilo, Hawaii. The subject site is located on the southeastern corner of <br /> Kawili and Laukapu Streets, Waiakea House Lots, Waiakea, South Hilo, <br /> Hawaii, TMK: (3) 2-2-050: 037 and 038. Its street address is 819 <br /> Laukapu Street. <br /> <br /> If successful, the applicant plans to initially construct a veterinarian clinic <br /> and, eventually, two other buildings for commercial office and warehouse <br /> space. <br /> <br /> II. PROJECT LOCATION <br /> <br /> As noted earlier, the subject site consists of 45,800 square feet and is <br /> identified by TMK: 2-2-050: 043. The site is located on the southeastern <br /> corner Laukapu and Kawili Streets. (Figures 1 & 2) <br /> <br /> In this area, the south side of Kawili Street is dotted with a mixture of light <br /> industrial and commercial uses. There are automobile dealership, <br /> restaurants, auto repair shops, and associated industrial/commercial uses <br /> on the south side of Kawili Street. The Hilo Community College is also <br /> located in this general area. Other uses within 500 feet of this area on the <br /> north side of Kawili Street include scattered residences, vacant properties, <br /> and a mixed commercial/industrial complex on the corner of Laukapu and <br /> Lanikaula Street. The property directly across of the subject site was <br /> recently rezoned into the MCX-20 district. <br /> Particularly along major street frontages, pockets of the Waiakea House <br /> Lots are slowly undergoing a land use transition from single-family <br /> residential to commercial uses, while the Kanoelehua Avenue and Kawili <br /> Street frontages are increasingly becoming commercial and light industrial <br /> in nature.
