The property is located at the <br /> northeast corner of Kawili Street and Laukapu Street, Waiakea, South Hilo, Hawaii. <br /> <br /> The Commission concurs with the following Planning Director's reasons for recommending <br /> favorable consideration of the change of zone: <br /> <br /> The applicant is requesting a change of zone from Single-Family Residential <br /> 10,000 square feet (RS-10) to Industrial-Commercial Mixed 20,000 square feet (MCX- <br /> 20) to relocate a veterinary clinic (Aloha Veterinarian Center) to the property. The <br /> current lease for the clinic expires in 2012, and the applicant prefers to relocate to the <br /> subject site. The applicant plans to construct a veterinary clinic, as well as two other <br /> buildings for commercial office and warehouse space in the future. The site plan <br /> indicates a split-level, two-story structure for the clinic. The second floor consisting of <br /> 7,992 square feet would be used for the clinic, and the lower area consisting of 2,592 <br /> square feet is proposed for the kennel. The applicant plans to construct two additional <br /> structures for office, warehouse, or other permitted uses in the MCX zone.
