<br /> <br /> <br /> <br /> <br /> <br /> III. PROJECT DESCRIPTION <br /> <br /> A. Project Concept and Components <br /> <br /> The applicant wishes to relocate its veterinarian clinic (Aloha <br /> Veterinarian Center) located on Holomua Street to the subject site. <br /> The applicant's clinic is currently situated on lease land, and the <br /> lease will expire in the year 2012. Rather than renewing the lease, <br /> the applicant would like to relocate to the proposed site, a site that <br /> he currently owns. <br /> <br /> The applicant tentatively plans to construct a split-level, 2-story <br /> structure for its clinic. Because of the sloping condition of the <br /> property, the exposed portion (24'x 108') of the lower area, <br /> consisting of 2,592 square feet, would be used as a kennel. The <br /> entire upper floor (74' x 108'), consisting of 7,992 square feet, <br /> would be used for the clinic. <br /> <br /> In the future, the applicant would like to construct two additional <br /> structures on the site that would be rented out for office, <br /> warehouse, or other uses permitted in the MCX zone. The visibility <br /> and accessibility of this area, combined with the mixture of light <br /> industrial and commercial uses, make this site quite attractive for <br /> warehousing and associated retail uses permitted in the MCX zone. <br /> These structures tentatively would consist of 3,280 square feet and <br /> 3,510 square feet. <br /> <br /> As show on the preliminary site plan, a minimum of 33 parking <br /> stalls would be provided for the proposed veterinarian clinic. This <br /> would be consistent with the Zoning Code of 1 stall per 300 square <br /> feet. Twenty seven (27) stalls are required for the clinic. It is <br /> unknown whether parking would be required for the kennel itself. If <br /> so, additional parking can and will be provided on site. <br /> <br /> As for the two other future structures, 26 parking stalls would be <br /> required for their combined area of 7,790 square feet. Presently, <br /> 33 parking stalls are shown on the preliminary site plan. <br /> <br /> As proposed, there would be an ingress-only access from Kawili <br /> Street and a full movement access from Laukapu Street. Presently, <br /> the site has full movement access from both Kawili and Laukapu <br /> Streets. It should be emphasized that since the plans are <br /> preliminary at this time, the applicant would like to retain the <br /> option of full movement accesses from both Laupaku and <br /> Kawili Streets, as they currently exist today. <br /> <br /> <br /> <br /> 2 <br />
