B) CONFORMANCE WITH STATE/COUNTY PLANS <br />I) State Land Use designation: The subject properly is situated within the <br />State Land Use Urban district. <br />2) Applicable goals/policies and objectives of the General Plan: The <br />proposed project is consistent with the following goals, policies, and <br />objectives of the General Plan. <br />Land Use-General <br />• Designate and allocate land uses in appropriate proportions and mix <br />and in keeping with the social, cultural, and physical environments of <br />the County. <br />• Zone urban- types of uses in azeas with ease of access to community <br />services and employment centers and with adequate public utilities and <br />facilities. <br />• Allocate appropriate requested zoning in accordance with the existing <br />or projected needs of neighborhood, community, region and County. <br />• Encourage the development and maintenance of communities meeting <br />the needs of its residents in balance with the physical and social <br />environment. <br />Land Use-Industrial <br />• Designate and allocate industrial areas in appropriate proportions and <br />in keeping with the social, cultural, and physical environments of the <br />County. <br />• Achieve a broader diversification of local industries by providing <br />opportunities for new industries and strengthening existing industries. <br />• Locate industrial areas convenient to transportation facilities, and <br />provide a variety of industrial zoned districts and lot sizes, depending <br />on the needs of the industries and the communities. <br />• Industrial development shall be located in azeas adequately served by <br />transportation, utilities, and other essential infrastructure. <br />Land Use-Commercial <br />• Provide for commercial developments that maximize convenience to <br />users. <br />• Distribution of commercial areas shall meet the demands of <br />neighborhood, community and regional needs. <br />
