The property is located at the <br />northeast corner of Laukapu Street and Hualani Street, Waiakea House Lots, Waial<ea, South <br />Pilo, Hawaii. <br />The Commission concurs with the following Planning Director's reasons for recommending <br />favorable consideration of the change of zone: <br />The applicants are requesting a change of zone from Single-Family Residential <br />10,000 square feet (RS-] 0) to Industrial-Commercial Mixed 20,000 square feet (MCX- <br />20) to allow the development of a single-story steel-framed structure approximately 5,000 <br />square feet in size. Lu~dscaping and parking will be provided on site. The extsting <br />dwelling will be demolished. The proposed project intends to address the existing <br />demand for industrial and commercial property in Hilo. According to the applicants, <br />many lessees within the Kanoelehua Lndustrial Park, numbering approximately 400 <br />businesses, are uncertain about their future due to the expiration of their leases in 2016 or <br />earlier. The applicants have stated that businesses have expressed an interest in <br />relocating to a new facility with sufficient storage/warehouse space and adequate parking. <br />Hawaii County is an Equal Opportunity Provider and Employer <br />
