At the July 24, 2009 hearing, the Commission voted to <br /> recommend for your approval the proposed legislative bill for a Change of Zone from a Project <br /> District to an Industrial-Commercial Mixed - 20,000 square feet (MCX-20) zoned district for <br /> 29.92'acres of land. The property is part of the proposed Palamanui development located <br /> northeast of the Kona International Airport at Keahole, between Queen Ka`ahumanu Highway <br /> and Makalei Estates Subdivision, Ka`u, North Kona, Hawaii. <br /> The Commission concurs with the following Planning Director's reasons for recommending <br /> favorable consideration of the change of zone: <br /> <br /> The 29.92-acre area requested for the change of zone is a portion of an <br /> approximately 70-acre area titled "Palamanui Business Park" under the Project District <br /> designation. The applicant requests the change of zone to MCX to allow for wholesaling <br /> and distribution uses which the Project District zoning does not permit. The 29.92-acre <br /> area is proposed to be subdivided into approximately 35± lots ranging in size from 20,000 <br /> to 62,000 square feet to sell or develop into uses permitted under the MCX zoning. The <br /> applicant anticipates developing distribution and wholesaling uses, as well as retail and <br /> office uses on the site. A mix of buildings from 5,000 square feet to 40,000 square feet is <br /> anticipated. The cost of the initial improvements is estimated at approximately $3 <br /> million. Individual projects on the lots will be constructed in the future at a rate of <br /> approximately $4-5 million each year.
