Kenoi, dated <br />September 28,2009, presents a Request for Change of District Classification by Edward Nagata. <br /> <br />Bill No. 155 seeks to change the zoning from Agricultural- 3 Acres (A-3a) to Family <br />Agriculture - 1 acre (FA-1a) for the parcel which is approximately 5.50 acres in size. The <br />property is located along the southeast side of Ainaola Drive, approximately 1,200 feet west of <br />the Ainaloa Drive - Ainalako Road intersection, Waiakea Homestead 2nd Series, South Hilo, <br />Hawai'i, TMK: 2-4-31:08 <br /> <br />There was no public testimony on the matter. The applicant, Edward Nagata, appeared before <br />your Committee. The applicant stated that he wants to subdivide the property into 4 one-acre <br />plus parcels to be distributed to family members. <br /> <br />The applicant requested clarification regarding Condition F which requires the applicant to <br />subdivide a fifteen (15)-foot wide fl1ture road widening strip along the entire property frontage of <br />Ainaola Drive, and to dedicate to the County the future road widening strip within five (5) years <br />from the effective date of the ordinance. Mr. Nagata wanted to know if the road widening and <br />dedication would be credited to his fair share contributions. Planning Director Bobby Jean <br />Leithead Todd responded that since the road in question is a regional road, the cost \vould be <br />applied to the applicant's fair share. <br /> <br />Your Committee concurs with the Planning Commission and the Planning Director's favorable <br />recommendation for approval of the re-zoning request. <br /> <br />PC Report 48 <br /> <br />,. <br /> <br />,;; <br />
