Additionally, a condition of approval will be added that no home <br /> improvement centers are allowed, to avoid a potential increase in traffic not consistent <br /> with the plans presented in the application The property has no severe geological or <br /> topographical problems which cannot be rectified or which would render the land <br /> unusable. The project site is located within Zone "X ", areas determined to he outside the <br /> 500 -year tloodplam. All development generated stone run -off shall be disposed ofon- <br /> site and not allowed onto adjacent properties or roadways. <br /> The request is not contrary to Chapter 205A, fiawai•i Revised Statues, <br /> relating to Coastal Zone Management. The subject property is not in the Special <br /> Management area, located more than three rules from the shoreline and will not be <br /> impacted by coastal hazards or affect beach erosion, coastal ecosystems and marine <br /> resources. There is no record of a designated public access to the shoreline or mountain <br /> areas that traverses the property. According to the applicant, no valued cultural or natural <br /> resources exist on the site and there is no evidence of any traditional and customary <br /> Native I lawaiian rights being practiced on the property. No formal archaeological study <br /> was conducted of the site. By letter dated June 22, 2009, the DLNR -SHPD indicated that <br /> no historic properties will be affected by the proposed project. Thus, the proposed <br /> request is not contrary to Chapter 205A. I lawai'i Revised Statutes. <br /> Rased on the above, approval of this change of zone request from an <br /> Agricultural 20 -acre (A -20a) to a Limited Industrial - 20,000 square feet (M 20) <br /> zoned district would result in an appropriate land use pattern that is consistent with <br /> the General Plan, and will further benefit the general public. <br /> For your favorable consideration, amendments to the State Land Usc Boundaries Maps and <br /> Section 25 -8 -22 (Puna District Zone Map) of the County Zoning Code arc transmitted. <br /> • <br /> • <br /> • <br />
