The <br /> property is located on the southwestern corner of East Lanikaula and Laukapu Streets, Waiakea <br /> Houselots Extension, Waiakea, South Hilo, Hawaii. <br /> The Commission concurs with the following Planning Director's reasons for recommending <br /> favorable consideration of the request: <br /> The applicant is requesting a Change of Zone from RS -10 to MCX -20 to allow the <br /> construction of a 7,400- square foot, single -story steel framed building on the subject <br /> property. Approximately half of the building will be used for commercial and light <br /> industrial retail spaces and the other half of the building will be used for bulk storage <br /> space for a growing tire business. <br /> The applicant plans to commence construction after obtaining the rezoning <br /> approval and all other applicable State and County permits. The construction period is <br /> anticipated not to exceed one year.
