The property is located on the southwestern corner of East Lanikaula and Laukapu Streets, Waiakea Houselots Extension, Waiakea, South Hilo, Hawaii. The Commission concurs with the following Planning Director's reasons for recommending favorable consideration of the request: The applicant is requesting a Change of Zone from RS -10 to MCX -20 to allow the construction of a 7,400- square foot, single -story steel framed building on the subject property. Approximately half of the building will be used for commercial and light industrial retail spaces and the other half of the building will be used for bulk storage space for a growing tire business. The applicant plans to commence construction after obtaining the rezoning approval and all other applicable State and County permits. The construction period is anticipated not to exceed one year.
