The property is located at the <br /> southwest corner of the E. Lanikaula Street and Laukapu Street intersection, Waiakea, South <br /> Hilo, Hawaii, TMK: 2-2-50:40. <br /> PROPOSED DEVELOPMENT <br /> 1. Applicant's Request: The applicant is requesting a Change of Zone from RS -10 to <br /> MCX -20 to construct a 7,400 - square foot, single -story steel framed building on the <br /> subject property. Approximately half of the building will be used for commercial and <br /> light industrial retail spaces and the other half of the building will be used for bulk <br /> storage space for a growing tire business. Timetable and Cost: The applicant plans to commence construction after obtaining the <br /> rezoning approval and all other applicable State and County permits. The construction <br /> period is anticipated not to exceed one year. The estimated cost of the project is <br /> approximately $800,000. <br /> 3. Landowner: The applicant is the landowner of the property. <br /> STATE AND COUNTY PLANS <br /> 4. State Land Use Designation: Urban. <br /> 5. General Plan LUPAG Map: Industrial. <br /> 6. County Zoning: RS -10. <br /> 7. Hilo Community Development Plan: The Hilo Community Development Plan adopted <br /> by Resolution No. 1 on May 21, 1975, designates this area as RS -10. <br /> 8. Special Management Area (SMA): The SMA is a part of the Coastal Zone Management <br /> Program regulated by the County.
