The property is located along the southwest (mauka) side of <br />`Akala Road — Kaumana Drive intersection and in the vicinity of Kaumana Cave, Ponahawai, <br />South Hilo, Hawai`i. <br />The Commission concurs with the following Planning Director's reasons for recommending <br />favorable consideration of the request: <br />The applicants are requesting to change the zoning district from Agricultural — 3 <br />acres (A -3 a) to Family Agricultural — 1 acre (FA-1a) for 4.747 acres of land in order to <br />subdivide the property into two parcels consisting of a 1 -acre lot and a 3.747 -acre lot. <br />With FA -la zoning the 4.747 -acre property could be subdivided to create up to 4 lots. <br />The applicants are requesting FA -la zoning rather than FA -2a zoning in order to create <br />one lot with a minimum size of one acre. They intend to create only two lots through <br />subdivision of the property in order to maximize the use of the land, with the portion <br />north of the flood zone being a 1 -acre lot containing the existing 2- bedroom dwelling and <br />Hawai'i County is an Equal Opportunity Provider and Employer <br />
