BChristopher - SLU- 11- 30.jwd 09 -01 -11 <br />COUNTY OF HAWAII PLANNING DEPARTMENT <br />BACKGROUND REPORT <br />PETER CHRISTOPHER <br />STATE LAND USE BOUNDARY AMENDMENT (SLU 11- 000030) <br />PETER CHRISTOPHER has submitted an application for a State Land Use Boundary <br />Amendment from Agricultural to Urban for approximately 4.947 acres of land. The properties <br />are located on the northwest side of Akaka Falls Road, approximately 700 feet southwest of the <br />Old Mamalahoa Highway and Akaka Falls Road intersection, Honomu, South Hilo, Hawai`i, <br />TMKs: 2 -8- 013:063 & 064. <br />APPLICANT'S REQUEST <br />1. Proposed Development: The applicant is requesting a State Land Use Boundary <br />Amendment from Agricultural to Urban for approximately 4.947 acres of land, which <br />consists of two (2) parcels. (Planning Department Exhibit 1 — State Land Use <br />Boundary Amendment Application) <br />2. Reasons for the Request: The applicant intends to subdivide the property into eight (8) <br />lots. The applicant plans to retain the two (2) larger lots and build a home for his family. <br />The applicant will sell most or all of the remaining smaller lots to help pay for the <br />infrastructure and related costs of the proposed subdivision. <br />3. Landowner: The applicant is the landowner of the property. <br />BACKGROUND INFORMATION <br />4. LUC Docket No. A72 -340 (LUC 230): On January 19, 1973, the Land Use Commission <br />approved a petition from the Pepeekeo Sugar Company to reclassify the subject <br />properties (and others) from the State Land Use Urban district to the State Land Use <br />Agricultural district. (Refer to the Applicant's Exhibits E and F) <br />STATE AND COUNTY PLANS <br />5. State Land Use Designation: Agricultural. <br />6. GP LUPAG Map: Low Density Urban. <br />7. County Zoning: Single - Family Residential (RS -7.5) <br />8. Special Management Area (SMA): The Special Management Area is a part of the <br />Coastal Zone Management Program and regulated by the County. The properties are <br />
