County of Hawaii <br />WINDWARD PLANNING COMMISSION <br />Aupuni Center • 101 Pauahi Street, Suite 3 • Hilo, Hawaii 96720 <br />Phone (808) 961 -8288 • Fax (808) 961 -8742 <br />*DEC 7 1 2011 <br />The Honorable Dominic Yagong, Chairman <br />and Members of the County Council <br />County of Hawaii <br />25 Aupuni Street <br />Hilo, HI 96720 <br />Dear Chairman Yagong and Council Members: <br />Change of Zone Ordinance No. 95 98 (REZ 800) <br />Applicant: Renaissance Development, LLC <br />Request: Amendment to Condition B <br />Tax Map Key: 1 -6- 003:010 <br />The Windward Planning Commission, after a duly held public hearing on December 1, 2011, <br />voted to recommend for your approval the proposed legislative bill for an amendment to <br />Condition B (secure final subdivision) of Ordinance No. 95 98, which reclassified approximately <br />44.341 acres from the Agricultural (A -20a) district to the Agricultural (A -la) district. The <br />request originally included an amendment to the zoning designation from an Agricultural (A -1a) <br />to a Family Agricultural (FA-1a) district but this request was withdrawn by the applicant. The <br />property is located adjacent to and south of the former Puna Sugar Company manager's <br />residence, west of the Kea`au -Pahoa Highway, approximately one mile south of Kea`au Village, <br />Kea'au, Puna, Hawai`i. <br />The Commission concurs with the following Planning Director's reasons for recommending <br />favorable consideration of the request: <br />The applicant requests amendments to Conditions B and I of Ordinance No. 95 <br />98, which reclassified approximately 44.341 acres from the Agricultural (A -20a) district <br />to the Agricultural (A -la) district to allow the development of a 35 -lot one -acre <br />subdivision. <br />Hawai `i County is an Equal Opportunity Provider and Employer <br />
