Background Report <br />Request for Change of Zone <br />TMK (3)2-2-024: 005 from RS -10 to CG 20 <br />Project Description <br />The Applicant proposes to use the subject property as an office for the ongoing operations of the <br />Hawaii Island Board of Realtors. The existing residential structure on the property will be <br />renovated to accommodate the needs of the organization including minimal renovations to the <br />1930's era home. The grounds will be improved to add employee and visitor parking to meet <br />County requirements with appropriate ingress and egress to 1321 Kino`ole Street. The property <br />contains 20,160 square feet and the existing structure is 2,200 square feet in size. <br />The Applicant will initiate improvements immediately upon the approval of this Change of Zone <br />request and anticipates that improvements will take 2 to 4 months to complete. The cost of the <br />proposed improvements is estimated at $250,000. The Applicant does not propose to add <br />additional density to the property. <br />The Hawaii Island Board of Realtors (HIBR) was <br />established in 1967and has 609 members in 2012. The <br />organization is served by three employees who are on- <br />site five days a week from 8:00 to 5:00. The subject <br />property will be used for periodic meetings and classes <br />related to the business of HIBR. Various meetings <br />take place weekly and may include 15 members and <br />guests. Classes would be held 8-10 times a year for a <br />maximum of 18 participants. <br />Parking and Circulation <br />Parking and circulation improvement will include the development of an additional ingress <br />driveway from Kino`ole and a driveway that encircles the existing residents. Seven paved and <br />marked parking stalls will be developed behind the existing structure. The traffic pattern will <br />have separate ingress and egress as shown on the attached site plan. <br />
