H. Greenwell Ethnobotanical Garden <br /> Tax Map Key: 8-2-013:portion 002 <br /> The Leeward Planning Commission, at its duly held public hearing on July 19, 2012, <br /> recommended for your approval Bill No. 255, with the suggested modifications by the Planning <br /> Director, for an amendment to Ordinance No. 08-150, which amended Ordinance No. 465, which <br /> reclassified lands from Agricultural— 1 acre(A-1 a) to Neighborhood Commercial—7,500 square <br /> feet(CN-7.5). Bill No. 255 requested the deletion of Condition E that currently restricts use of <br /> the property to a visitor center and related uses due to flood hazards. The property is situated <br /> adjacent to the southeast of the Amy B. H. Greenwell Ethnobotanical Garden in Kealakekua, <br /> South Kona, Hawaii. <br /> The Commission concurs with the following Planning Director's reasons for recommending <br /> favorable consideration of the request with further modifications: <br /> Council Bill No. 255 seeks to delete Condition E of Ordinance No. 08-150 that <br /> currently restricts use of the Commercial-zoned area to a visitor center and its accessory <br /> and related uses. With the deletion of Condition E, all uses permitted within the <br /> Neighborhood Commercial (CN) zoning district will be permitted upon the project site <br /> without consideration of mitigating measures to address access and drainage <br /> improvements. <br /> Hawai`i County is an Equal Opportunity Provider and Employer <br />
