Request: Change of Zone from Agricultural 5-acre(A-5a)to Family Agricultural- <br /> 2 acres (FA-2a)for approximately 5.001 acres of land to subdivide the property into two <br /> lots approximately two acres each. The applicants plan to convey the lots to each of their <br /> two children,one of whom intends to live on the property with her family. Reasons: The applicants have resided on the property for over 20 years, and as part of <br /> their estate planning, would like to subdivide the property into two (2) lots to convey to <br /> their two children. One child intends to reside on the property adjacent to the applicants. <br /> 3. Landowners: Douglas and Ruth Dick. <br /> STATE AND COUNTY PLANS <br /> 4. State Land Use Designation: Agricultural. <br /> 5. GP LUPAG Map: Important Agricultural Land. <br /> 6. Community Development Plan: The South Kohala CDP identifies the area as "Small <br /> Farms and Ranches Preservation Program". <br /> 7. County Zoning: A-5a. <br /> 8. Special Management Area (SMA): The property is not located in the SMA. <br /> DESCRIPTION OF PROPERTY AND SURROUNDING AREA <br /> 9. Property: The property is improved with two dwellings, a garage, and a greenhouse. <br /> The applicants use the greenhouse and approximately 2,000 square feet area outside of <br /> the greenhouse for their bonsai farm.
