FIRST AMENDED OFFICE OF HOUSING AND COMMUNITY DEVELOPMENT <br /> LEASE AGREEMENT <br /> THIS FIRST AMENDED OFFICE OF HOUSING AND COMMUNITY DEVELOPMENT <br /> LEASE AGREEMENT,made this day of ,2014,by and between <br /> KANESHIRO&SONS ENTERPRISE, LIMITED , a Hawaii Corporation,whose principal place of <br /> business and post office address is 1990 Kino`ole street,Hilo,Hawai`i 96720,hereinafter called <br /> "Landlord",and the COUNTY OF HAWAII, a Municipal Corporation of the State of Hawai`i, <br /> whose principal place of business and post office address is 25 Aupuni Street,Hilo,Hawai`i 96720, <br /> hereinafter called"County". <br /> WITNESSETH: <br /> By Lease dated June 30,2004,demised by Landlord and leased to the County those certain <br /> premises located at 1990 Kino`ole Street,#104/105,Hilo,Hawai`i 96720,Tax Map Key(3)2-2-040- <br /> 036(por). <br /> Landlord and County desire to extend the term of the Lease for an additional five(5)year term <br /> as contemplated in Section 2 of the Lease and to be amended to expire on January 31,2020. <br /> Rental and CAM rates for all areas shall remain the same from February 1,2015 up to and <br /> including June 30,2015. <br /> Rental rates from July 1,2015 to January 31,2020 shall be as follows: <br /> Office space: 5,804 sq ft at$1.00/sq ft./mo. <br /> Storage space: 1,385 sq ft at$0.45/sq ft./mo. <br /> CAM will remain at$.33/sq. ft./mo. Lessor to provide a reconciliation of <br /> CAM expenditures prior to effective date of the additional lease term and on a <br /> yearly basis. <br /> All other Terms and Conditions of the Lease shall remain in full force and effect. <br /> NOW,THEREFORE,in consideration of the mutual covenants and agreements herein <br /> 2 <br />
