County of Hawaii <br />LEEWARD PLANNING COMMISSION <br />Aupuni Center • 101 Pauahi Street, Suite 3 • Hilo, Hawaii 96720 <br />Phone (808) 961-8288 • Fax (808) 961-8742 <br />January 26, 2015 <br />Dru Kanuha, Council Chair <br />and Members of the County Council <br />County of Hawaii <br />25 Aupuni Street <br />Hilo, HI 96720 <br />Dear Chairman Kanuha and Council Members: <br />Change of Zone Application (REZ 14-000181) <br />Applicant: Robert Hind III and Margaret Hind <br />Request: A -la to RS -20 <br />Tax Map Key: 6-5-011:030 <br />The Leeward Planning Commission, at its duly held public hearing on January 15, 2015, <br />recommended for your approval the proposed legislative bill for a Change of Zone from an <br />Agricultural -1 acre (A -la) to a Single Family Residential -20,000 square feet (RS -20) zoning <br />district for approximately 35, 414 square feet of land located west of Spencer Road-Hoku`ula <br />Road intersection, Waimea Homesteads, South Kohala, Hawaii. <br />The Commission concurs with the following Planning Director's reasons for recommending <br />favorable consideration of the request: <br />The applicants request a change of zone from Agricultural- 1 acres (A -la) to <br />Single -Family Residential- 20,000 square feet (RS -20) for a 35,414 square foot (0.813 <br />acre) portion of a 2.358 -acre parcel in order to create a 2 -lot subdivision. Upon <br />subdivision, the RS -20 zoned lot would be given to the applicant's daughter to build a <br />residence. The remaining 1.546 -acre lot, which contains the applicant's residence, will <br />remain in the A-1 a zoning district. The purpose of the request is to allow the creation of <br />a parcel that will be given to the applicant's daughter. The existing 2.358 -acre parcel can <br />be subdivided under the current zoning into two lots that are a minimum of 1 acre in size. <br />However, the existing residence is situated in the center of the property making it <br />Hawai `i County is an Equal Opportunity Provider and Employer <br />
