The proposed <br />change of zone would complement the existing commercial land uses that already exist in <br />this area and will provide for an orderly development of the area. <br />The property is a vacant, 22,500 square foot parcel located on Laukapu Street. <br />The property was formerly used as a single-family residence, and the applicant proposes <br />to renovate the dwelling to relocate her real estate business to the site. The land uses in <br />the area are a mix of residential and commercial uses. Big Island Candies is located on <br />Hinano Street northwest of the site. Properties within 500 feet of the property along <br />Laukapu Street to the north have been rezoned into the MCX-20 district for a proposed <br />restaurant, retail shop, and a veterinary clinic. Immediately adjacent properties to the <br />north and south are zoned RS -10 and improved with residences. <br />Rezonings in the area from RS -10 to Neighborhood Commercial include: <br />• TMK: 2-2-34: 85 and 93 (Ordinance No. 00 03 1) <br />• TMK: 2-2-34: 12 (Ordinance No. 06 107) <br />• TMK: 2-2-34: 13 (Ordinance No. 06 124) <br />• TMK: 2-2-34: 84 (Ordinance No. 08 006) <br />• TMK: 2-2-36: 25 and 26 (Ordinance No. 08 20) <br />• TMK: 2-2-34: 88 (Ordinance No. 09 45) <br />• TMK: 2-2-34: 82 (Ordinance No. 10 76) <br />• All utilities and services are available to the site. The project will connect to <br />the existing County sewer system. Solid waste will be disposed of by commercial <br />handlers. Access to the property will be from Kekuana6`a Street and Laukapu Street. <br />Full access to the project site will be from Laukapu Street, designated as a collector with <br />a substandard right-of-way width of 40 feet. The applicant will be allowed to provide a <br />right -in and right -our access to the project site from Kekuana6`a Street, designated as a <br />secondary arterial with a substandard right-of-way width of 50 feet. The Department of <br />Public Works (DPW) has recommended that the applicant provide improvements to the <br />property's entire Kekuana6`a Street and Laukapu Street frontages consisting of, but not <br />limited to, pavement widening with concrete curb, gutter and sidewalk, drainage <br />improvements, and any required utility relocation. <br />
