PC -9 <br />BILLS FOR ORDINANCES <br />July 1, 2015 <br />Bill 60: AMENDS SECTION 25-8-22 (PUNA DISTRICT ZONE MAP), ARTICLE 8, <br />CHAPTER 25 (ZONING CODE) OF THE HAWAII COUNTY CODE 1983 <br />(2005 EDITION), BY CHANGING THE DISTRICT CLASSIFICATION FROM <br />AGRICULTURAL — TWENTY ACRES (A -20a) TO AGRICULTURAL — <br />FIVE ACRES (A -5a) AT `OLA`A RESERVATION LOTS, `OLA`A, PUNA, <br />HAWAII, COVERED BY TAX MAP KEY: 1-8-005:133 <br />(Applicant: Harry and Sandra Freitas) (Area: Approx. 50 acres) <br />The Windward Planning Commission forwards its unfavorable recommendation for <br />this proposed change of zone due to application deficiencies relating to: <br />(1) minimum water concurrency requirements; (2) Puna Community Development <br />Plan policies discouraging further subdivision of larger agricultural lots through the <br />variance process; (3) General Plan policies requiring adequate water utilities to <br />support an increase in density; and (4) substandard road conditions. <br />Reference: Comm. 330 <br />Intr.
