The applicant proposes to construct a single-family dwelling on the newly create lot. <br /> (Exhibit 3 - State Land Use Boundary Amendment and Change of Zone <br /> Applications) <br /> 3. Landowner: Kurt Shively and Jason Shively <br /> STATE AND COUNTY PLANS <br /> 4. State Land Use Designation: Agricultural. <br /> 5. GP LUPAG Map: Rural. This designation includes existing subdivisions in the State <br /> Land Use Agricultural and Rural districts that have a significant residential component. <br /> Typical lot sizes vary from 9,000-square feet to two acres. These subdivisions may <br /> contain small farms, wooded areas, and open fields as well as residences. Allowable uses <br /> within these areas, with appropriate zoning, may include commercial facilities that serve <br /> the residential and agricultural uses in the area, and community and public facilities. As <br /> part of the 2005 General Plan update, the Kanehoa Estates Subdivision along with other <br /> surrounding subdivision in the area were changed from Extensive Agriculture to the <br /> Rural LUPAG designation. <br /> 6. County Zoning: Agricultural 5-acre(A-5a). <br /> 7. Coastal Zone Management, HRS, Chapter 205A: The entire State of Hawai`i lies <br /> within the Coastal Zone Management Area. <br /> 8. Special Management Area (SMA): The Special Management Area is a part of the <br /> Coastal Zone Management Program and regulated by the County. The property is <br /> located approximately six miles from the nearest shoreline and not situated within the <br /> Special Management Area. <br /> 9. South Kohala Community Development Plan (CDP): The subject property is located <br /> along Kawaihae Road between the Kawaihae and Waimea communities within an <br /> existing subdivision which is not depicted on any of the Conceptual Plans (Waimea, <br /> Waikoloa, Kawaihae, or Puako) in the South Kohala Community Development Plan. <br /> The applicant's request to increase the density of the subdivision by rezoning and <br /> subdividing the subject property is not contrary to the goals of the CDP for this area. <br /> -2- <br />
