The property is located at 16-685 Milo Street, which is on the south side of Milo Street <br /> approximately 400 feet east of the Kea'au Bypass Road and Milo Street intersection, Kea'au, <br /> Puna, Hawai`i, TMK: 1-6-152:020. <br /> PROPOSED ACTION <br /> 1. Request: The applicant is requesting a State Land Use Boundary Amendment from <br /> Agricultural to Urban and a Change of Zone from Agricultural - 20 acres (A-20a)to <br /> Limited Industrial - 20,000 square feet(ML-20) for approximately 2.082 acres of land. <br /> The property is significantly improved with a 17,000 square-foot warehouse structure, an <br /> anthurium greenhouse and paved parking. <br /> (Planning Department Exhibit 1 - State Land Use Boundary Amendment and <br /> Change of Zone applications) <br /> 2. Objectives of the Requests: According to the applicant, the owners believe that there is <br /> a much broader demand for other non-agricultural uses of the facility that may include <br /> service-type light industrial uses such as self-storage facilities, contractor baseyards, <br /> small business storage and warehousing, among others. The requested Limited Industrial <br /> (ML) zoning district would provide, if approved, a broader range of industrial uses as <br /> defined by the Zoning Code and detailed within the attached Exhibit 2 (Planning <br /> Department Exhibit 2—Division 14. ML, Limited Industrial Districts). The subject <br /> property is situated adjacent to other Industrial zoned properties along Milo Street and <br /> ideally suited for uses that might not be compatible with the mixed use nature of the <br /> Kea'au Regional Town Center, which is concentrated on the other (west) side of the <br /> Kea'au Bypass Road.
