The property is located <br /> along the west side of Kanoelehua Avenue, approximately 300 feet south of Hualani Street in the <br /> Waiakea House Lots, Waiakea, South Hilo, Hawai`i. <br /> The Commission concurs with the following Planning Director's reasons for recommending <br /> favorable consideration of the request: <br /> Change of zone for 21,050 square feet of land from RS-10 to MCX-20 to <br /> accommodate the construction of a 6,000-square foot office building and associated <br /> improvements. To facilitate this, the applicant is proposing to demolish a vacant, <br /> dilapidated, single-family dwelling situated toward the rear of the property. A minimum <br /> of 37 parking stalls, including two (2) handicapped stalls will be provided on-site. <br /> In order to consider an area for any type of zoning designation, the applicable <br /> goals, policies and standards of the General Plan must be adequately addressed.
