STATE AND COUNTY PLANS <br /> 5. State Land Use Designation: Agricultural. <br /> 6. General Plan Designation: Extensive Agriculture. <br /> 7. County Zoning: Agricultural 20-acre(A-20a). <br /> 8. Kona Community Development Plan (KCDP): The subject property is situated outside <br /> the Kona Urban Area. <br /> 9. Special Management Area: The subject property is located over 7 miles from the <br /> nearest shoreline and is not in the Special Management Area. <br /> DESCRIPTION OF SUBJECT PROPERTY AND SURROUNDING AREA <br /> 10. Subject Property: The property is 21.220 acres in size and sits at approximately 4,360 <br /> feet elevation. The property is heavily forested with slopes between 6 and 20%. There <br /> are currently two residences and associated driveways on the property. The first dwelling <br /> was built in 1987 (Building Permit No. 870558) and the second dwelling was built in in <br /> 1994 (Building Permit No. 935626)and was permitted as an `Ohana Dwelling. <br /> 11. Surrounding Zoning/Land Uses: Properties in the vicinity of the subject parcel consist <br /> of a mix of A-l0a and A-20a zoning, with several A-10a zoned properties in the <br /> immediate vicinity of and adjacent to the subject parcel and are in low-density residential <br /> uses surrounded by natural forest. There are some small pasture and nursery areas within <br /> the subdivision. The forest lands of Maka`ula-`O`oma abut the subdivision to the north <br /> from the 2,100 to 3,500-foot elevation. Bishop Estate lands of Ka`upulehu surround the <br /> subdivision to the north at the 3,500 to 5,400-foot elevation. These lands are currently <br /> used by Hualalai Ranch. The Ka`upulehu Forest Reserve is located mauka(east) of the <br /> subdivision. <br /> 12. Agricultural Lands of Importance to the State of Hawaii(ALISH): Other Important <br /> Agricultural Land. <br /> 13. Land Study Bureau's Detailed Land Classification System: "E" or"Very Poor". <br /> 14. U.S. Soil Survey: The soil survey report classifies the soils within the property as <br /> predominately Puna Extremely Stony Muck (rPXE), 3 to 25 percent slopes, with small <br /> portions, less than 10 percent of the area, as Kona Extremely Rocky Muck(rKYD), 6 to <br /> 20 percent slopes. <br /> -2- <br />
