There was a land-related Use Permit#35 granted on October 15, 1986 for the medical <br /> office. Later, a land use Variance Permit#1254 was granted on February 14, 2002 for a specific front <br /> yard setback requirement, We are applying for a sign variance for the following reasons: <br /> 1) The sign is necessary because there are no physical markings on the property to describe its use and <br /> function. There is no identifying address on 1248 Kinoole St.fronting the property.The building is <br /> set back off the road and is also several feet lower than the street level;which also aides in its <br /> difficulty in locating the facility. <br /> 2) Granting the variance will not affect the rights of adjacent property owners due to the fact this <br /> facility has been in business since 1987 and will only help in finding the correct medical facility <br /> patients are looking for, The property on the left is also a medical facility with no signage/markings <br /> or address;the lot behind this property is also a facility for the elderly. The corner lot to the right is <br /> accessed via Kamana St.,so this signage will not affect the nearby residents. <br /> 3) Granting the variance will not violate the interest,safety,convenience or general welfare of the <br /> public. Patients have indicated their frustration with the lack of signage in finding this facility. <br /> The sign will easily help notify the patients of Kinoole Medical facility's location and address,which <br /> is in the best interest of the public. Having a commercial sized sign, (less than 16 square feet)will <br /> keep drivers safe from traffic incldences while searching for their medical destination. A residential <br /> size sign (6 square feet)will not sufficiently notify drivers traveling at 35mph with traffic on this busy <br /> street. <br /> 4) The property class for the building is commercial,the land is zoned residential.
