6. Planned Development: The applicant intends to subdivide the project area into 22 <br /> agricultural lots of 5 to 7 acres ui size. The lots will be supported by infrastructure <br /> appropriate for diversified agricultural activities. The proposed agricultural lots are <br /> part of the applicant's overall development plan for the azea, which includes a mix of <br /> agricultural lots of 5 acres or larger and 20 acres or larger. <br /> The 22 agricultural lots would access from three cul-de-sac roads that stem from the <br /> existing Chin Chuck Road, a County roadway. All roadway improvements will be <br /> constructed in accordance with County and State standards and in consultation with the <br /> Counry Department of Public Works and the State Department of Transportation. <br /> 7. Proposed Development Schedule: Should the Change of Zone request be approved, <br /> the applicant intends to apply for subdivision approval with the intent of offering the <br /> proposed agricultural lots for sale beginning in mid-1997. <br /> 8. Applicant's Statement: The intent of the proposed project is to provide agricultural <br /> lot ownership on preferred agricultural land suitable for a variety of diversified <br /> agricultural activities. By providing lot sizes of five to seven acres, the proposed <br /> project will provide an affordable alternative to other lazger agricultural land ownership <br /> opportunities in the region. <br /> <br /> 9. Additional Information: In support of the request, the applicant submitted the Change <br /> of Zorte application. (See Exhibit A -Change oP Zone Application) <br /> <br /> STATE AND COL1N7'V PL..~NS <br /> 10. State Land Use Classitlcation: The project azea is situated within the Agricultural <br /> District. The Hakalau Gulch/Stream area is within the Conservation District. <br /> 11. General Plan Land U~ Pattern Allocation Guide (LUPAG) Map: The project azea <br /> is designated as Intensive Agricultural which allows for sugar, orchard, floriculture and <br /> diversified agriculture uses. As such, the requested zoning is consistent with the <br /> County General Plan designation for this azea of Hakalau. <br /> 12. Northeast Hawau Community Development Plan (CDP): The CDP was adopted in <br /> June, 1979 (Ordinance No. 445) and indicates the area to be maintained for agriculture. <br /> -2- <br /> <br />
