(Figure 2) <br /> It is understood that the subdivision plan submitted herein may have <br /> to be adjusted prior to receipt of final subdivision approval to <br /> accommodate County subdivision requirements and appropriate <br /> conditions of approval. <br /> The subject site is accessed by a county road and has a county water <br /> line to the site. The Department of Water Supply said they will make <br /> an additional water meter available upon the change of zone being <br /> approved. <br /> B. Project Timetable <br /> 1 and Cost • <br /> The applicant hopes to secure County rezoning approval as soon as <br /> possible and begin the subdivision process immediately thereafter. <br /> Tentatively, plans call for having the land subdivided by the beginning <br /> to middle part of next year (2018). The estimated cost of <br /> improvements for this project should not exceed $25,000.00 based on <br /> the necessary subdivision improvements. Construction of a new <br /> single-family dwelling will be approximately $250,000. <br /> IV. INSTITUTIONAL CONSIDERATIONS <br /> A. State Land Use <br /> The subject site is designated Urban. Based on the proposed lot size, <br /> no State Land Use Commission action is required. The County of <br /> Hawai'i can process the rezoning request. <br /> B. County General Plan <br /> The County General Plan Land Use Pattern Allocation Guide <br /> ("LUPAG") map designates the subject site as Low Density Urban. <br /> This designation allows consideration for uses that are single-family <br /> residential in character, ancillary community and public uses and <br /> convenience type of commercial uses. <br /> The proposed RS-10 subdivision resulting in two (2) lots would be <br /> consistent with the Low Density Urban designations. As such, no <br /> General Plan amendment would be required to effectuate this project. • <br /> 2 <br />
