• <br /> Given the existing and zoned conditions, the proposed rezoning and <br /> the two (2) 10,000-square foot + lot subdivision would not be <br /> incongruous with the existing urban pattern of this area. <br /> B. Economic Impacts <br /> The requested zoning would have some measure of limited economic <br /> impact, as it would make one (1) additional fee simple lot. This <br /> additional lot will create an increased property tax base for the County <br /> of Hawaii. In addition it will eventually create some short-term <br /> economic impact with the construction of a new single-family dwelling. <br /> This will create construction jobs as well as purchases from local <br /> suppliers. Lastly albeit a small impact the new lot will create the need <br /> for services such as landscaping, maintenance and the like. This <br /> could help with the area's economy. <br /> C. Agricultural Impacts <br /> As the subject site is in a predominantly urban residential location <br /> there will be no agricultural impacts. <br /> Additionally this parcel is located in the Urban District therefor a <br /> residential zoning is consisting with the over all land use designation <br /> and other zonings in the adjacent area. <br /> VII. INFRASTRUCTURAL CONSIDERATIONS <br /> A. Road <br /> Access to the project would be from Kehaulani St., which is owned <br /> and maintained by the County. Kehaulani St. has a 40-foot right-of- <br /> way, with a pavement width of sixteen (16) feet and three (3) foot <br /> shoulders. <br /> B. Water <br /> There is a six (6) inch water line running along Kehaulani St. The <br /> Department of Water Supply has said that they would make the <br /> additional water meter available for the project. <br /> C. Wastewater <br /> There is no County wastewater system in this area. As noted earlier, <br /> a septic tank system meeting the approval of the Department of <br /> 10 <br />
