June 1, 2018 <br /> Page 4 <br /> II. <br /> DEVELOPMENT SUMMARY FOR LOT 4-A (Kaupulehu) <br /> A. Lot 4-A Development Areas. <br /> KD plans to develop Lot 4-A in two incriements, namely "Increment I" and <br /> "Increment 2". In addition to the main spine infrastructure, the Interpretive <br /> Center, and the opening of the public access areas along the coastline of the <br /> Kaupulehu project, KD's development activities to date have focused on the <br /> Increment 1 lands comprising the developable makai oceanfront lands within Lot <br /> 4-A. (See attached "Exhibit A" - Lot 4-A Site Plan). <br /> KD developed Increment 1 in two phases, specifically "Increment 1, Phase 1" and <br /> "Increment 1, Phase 2" based on the Project District Site Plan approval issued by <br /> the Planning Department on July 2, 20031, which allowed the development of 80 <br /> residential lots and implementation of KD's Utility Master Plan. <br /> The vacant Increment 2 lands are located immediately mauka of Increment 1, <br /> within TMK Nos.: (3) 7-2-010:023, 024 land a portion of 025. Based on market <br /> demand, KD plans to develop Increment 2 in one or more phases with the <br /> residential unit types divided between single-family estate lots and multiple- <br /> family units, an 18-hole golf course and golf clubhouse, and commercial/retail <br /> opportunities. See Exhibit A. <br /> Following the subdivisions of Increment 1, Phase 1" and "Increment 1; Phase 2", <br /> the Planning Department approved 2 additional subdivisions4 and 10 <br /> consolidations5, which produce a total of 74 single-family residential lots <br /> developed within Lot 4-A, as of the date sof this report. <br /> The following sections will further describe the elements that have been <br /> developed within Lot 4-A to date. <br /> 1. Increment 1, Phase 1 Developmen.t (SUB-7891) <br /> The Planning Department approved the Increment 1, Phase 1 subdivision <br /> on December 30, 2004 under Final Subdivision Approval No. SUB-7891- <br /> Revised and this phase consisted lof 38 single-family residential lots and <br /> 11 bulk lots. The Increment 1, Phi ase subdivision improvements were <br /> completed in 2008.
