COUNTY ENVIRONMENTAL REPORT <br /> COUNTY REZONING REQUEST (A-3a to RS-15) <br /> HILO ONE INCORPORATED <br /> WAIAKEA, HILO, HAWAII <br /> TMK: (3) 2-4-039: 026 <br /> I. INTRODUCTION <br /> Hilo One Incorporated ("applicant") is requesting the rezoning of a 12.728- <br /> acre parcel of land from the Agriculture (A-3a) to Residential (RS-15) district <br /> in Waiakea, South Hilo, Hawaii. The subject property islocated just west of <br /> the intersection of Ainaola Drive and Haihai Street (Figure 1). <br /> If approved, the applicant intends to subdivide the 12.728-acre parcel into <br /> thirty (30) lots, consisting of a minimum of 15,000-square feet each (Figure <br /> 2). The applicant intends to offer the newly created lots for sale to the <br /> general public. <br /> II. PROJECT LOCATION <br /> The subject property is located on the southerly side of Haihai Street <br /> approximately 800-feet west of its intersection with Ainaola Drive (Figure 1). <br /> III. PROJECT DESCRIPTION <br /> A. Project Concept and Components <br /> site consists 2 - <br /> The subject tof 12.728-acres acres and is vacant of any <br /> structures. The applicant wishes to subdivide the subject property into <br /> thirty (30) lots consisting of a minimum of 15,000 square feet (Figure <br /> 2). The newly subdivided lots will be sold on the open market. <br /> The proposed subdivision will be accessed via Haihai Street, creating <br /> Kikala Street extension; Ho'olala Street will also be extended creating <br /> the main ingress and egress points to the subdivision. Two (2) cul-de- <br /> sacs will be built within the subdivision to access various lots. All <br /> newly created roadways will be constructed to County dedicable <br /> standards, with the exception of one (1) cul-de-sac which will be a <br /> private road. <br /> All lots will have water supplied by the Department of Water Supply. <br /> The subdivision will have fire hydrants per the County Code <br /> 1 <br />
