Project Timetable and Cost <br /> The applicant hopes to secure County Rezoning approval as soon as <br /> possible and begin the subdivision process immediately thereafter. <br /> Tentatively, plans call for securing tentative subdivision approval by <br /> the middle part of next year (2019). There after the applicant will <br /> construct the necessary improvements within the subdivision, the <br /> estimated timeframe to complete the infrastructure improvements and <br /> obtain final subdivision approval is approximately 24 months. The <br /> estimated costs of said improvements for this project is <br /> $2,000,000.00. <br /> IV. INSTITUTIONAL CONSIDERATIONS <br /> A. State Land Use <br /> The subject site is designated Urban. Based on the proposed lot size <br /> and State Land Use designation, no State Land Use Commission <br /> action is required. The County of Hawaii can process the rezoning <br /> request. <br /> B. County General Plan <br /> The County General Plan Land.Use Pattern Allocation Guide <br /> (LUPAG) map designates the subject site as Low Density Urban. <br /> This designation allows consideration for uses that are single-family <br /> residential in character, ancillary community and public uses, and <br /> convenience type of commercial uses. <br /> The proposed RS-15 subdivision resulting in thirty (30) lots would be <br /> consistent with the Low Density Urban designations. As such, no <br /> General Plan amendment would be required to effectuate this project. <br /> 2 <br />
