User tenants will share the operating <br /> • ) costs that will include taxes, utilities, repair and maintenance, insurance, and management fees. <br /> } C.2 Senior Affordable Rental Apartments/Community Center(HKI Kawili LLC) <br /> As proposed by HKI Kawili LLC, rental housing apartment units and a community center will be constructed <br /> on 5.6 acres (Exhibits 5 and 6). <br /> • } • The affordable housing development for seniors 62 years or older consisting of approximately 68 <br /> • ' units will serve households at or below 80%Area Median Income (AMI), though the vast majority <br /> will target households at or below 50%AMI in order to qualify for project-based vouchers. <br /> ,, Approximately 29% of the units will serve households at or below 80%AMI. Preferences for all <br /> ` ? units will be given to veterans and spouses of deceased veterans. <br /> Low-rise one and two-story building clusters, arranged in a village concept, are comprised of one- <br /> bedroom units, with one two-bedroom manager's unit. Onsite parking and four central laundry <br /> facilities will also be provided. <br /> ) • A Community Center will include spaces for a common area lounge, coffee bar, fitness room, and <br /> property management offices. The Center will also feature a multi-purpose room along with a (non- <br /> ` commercial) kitchen to provide space for larger tenant social and/or educational activities.
